Rosemead is in the western San Gabriel Valley region located in Los Angeles County 

and is a great place to rent multifamily, duplex, triplex, fourplex and larger commercial 

apartment properties. Its job industry, conveniences, and attractions make this a great place to 

live and there is a good market available to rent multifamily rental properties such as duplexes, 

triplexes, and fourplexes. There is also no rent control in Rosemead.

Rosemead’s population was 54,393 as of 2012. The estimated median household 

income in 2011 was $44,566 (it was $36,181 in 2000). This is lower than the California median 

which was $57,287 in 2011. 

Edison International (Southern California Edison), the international family of companies 

providing electric services, is headquartered in the city and employes the most workers in the 

city, 4,100 people. The University of the West moved from its location from Hsi Lai Temple in 

Hacienda Heights to its current location in Rosemead in 1996. It is one of the very first Buddhist 

funded universities in the United States. The Chinese cuisine fast food chain Panda Restaurant 

Group (400 employees) is also headquartered in Rosemead.The Chinese-Vietnamese Sriracha 

red chili sauce (known to many as Rooster sauce) manufacturer Huy Fong Foods, Inc. is also 

based in the city. Garvey School District is the second largest employer (804) and Walmart is 

the third (420).

The city also enjoys being close to a variety of conveniences. The nearest major airport 

is Bob Hope Airport (BUR). This airport has domestic flights from Burbank and is 25 miles 

from the center of Rosemead. Another major airport is Long Beach Airport (LGB), which has 

domestic flights from Long Beach and is 27 miles from Rosemead. There are several hospitals 

near Rosemead including Greater El Monte Community Hospital (3 miles), Alhambra Hospital 

Medical Center (3 miles), and Garfield Medical Center (4 miles). The local college is University 

of the West with 107 full time enrolled students, but also only 5 miles away is the University of 

Southern California with 30,578 full time enrolled students.

Rosemead has many attractions, including The Dinsmoor Heritage House, which is a 

bijou museum that houses, preserves and displays a showcase of the colorful and rich history 

of the City of Rosemead. The city also has two aquatic centers: Rosemead Aquatic Center, 

located in Rosemead Park, features swim, water polo and diving facilities as well as swim 

classes and recreation areas. Garvey Aquatic Center is a state of the art recreational aquatic 

facility featuring water slides, interactive play areas and a lesson pool. There are also a number 

of parks including Garvey Park and Rosemead Park. Also a small portion of the Montebello 

Town Center is actually located within Rosemead city limits. It features major department 

stores, smaller shops and a small food court.

All of these features make Rosemead a great place to rent multifamily rental properties 

such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. This vibrant, 

diverse community has great attractions, a healthy work industry, and many renters. The density 

of the city and the desire for people to live here, make it an ideal location for multifamily living 

and the city does have great duplex, triplex, and fourplex properties.
