Sherman Oaks is a neighborhood in the San Fernando Valley district of Los Angeles 

and is a great place to rent multifamily, duplex, triplex, fourplex and larger commercial 

apartment properties. Its job industry, conveniences, and attractions make this a great place to 

live and there is a good market available to rent multifamily rental properties such as duplexes, 

triplexes, and fourplexes. Since Sherman Oaks is in the city of Los Angeles, there is rent 

control, unless the building falls under one of the exceptions, which are listed under the 

definition of "Rental Unit" in LAMC 151.02.

Sherman Oak’s population was 69,386 as of 2011. The estimated median household 

income in 2011 was $92,401. This is higher than the California median which was $57,287 in 

2011. Renters occupied 58.9% of the housing stock, and house- or apartment-owners held 

41.1%. In contrast to much of the Valley, the area is relatively urbanized, with commercial 

skyscrapers along Ventura Boulevard as well as scattered throughout. In addition, residential 

densities are highly mixed, with apartment and condominium neighborhoods alongside single-
story residential ones, which is great for renters of multifamily rental properties such as 

duplexes, triplexes, and fourplexes

The city also enjoys being close to a variety of conveniences. The closest airport is 

the Bob Hope Airport (9 miles), with domestic flights, and Los Angeles International Airport 

(LAX), only 19 miles away. The Sherman Oaks hospital is the local hospital, but also nearby 

is the Valley Presbyterian Hospital, which is also the largest acute care hospital in central San 

Fernando Valley. There are also a number of universities and colleges near Sherman Oaks, 

with the biggest being California State Northridge which has over 24,473 full time enrolled 

students and is only 10 miles away.

Sherman Oaks also has many attractions, the most popular of which is the Sherman 

Oaks Galleria, a shopping mall and business center. It features an ArcLight Cinema, 

Cheesecake Factory, Fuddruckers, P.F. Chang's China Bistro, DSW, Urban Home, 24 Hour 

Fitness Sport, Burke Williams, Paul Mitchell Product Store, and a Warner Bros. Building. Also 

of note is the The Van Nuys Sherman Oaks Park which has an auditorium, two lighted baseball 

diamonds, six unlighted baseball diamonds, lighted indoor basketball courts, lighted outdoor 

basketball courts, a children's play area, a 60 person community room, a lighted American 

football field, an indoor gymnasium without weights, picnic tables, a lighted soccer (football) 

field, and lighted tennis courts. Located in the same place as the park, the Van Nuys Sherman 

Oaks Pool is a seasonal outdoor heated swimming pool. The Van Nuys Sherman Oaks Senior 

Citizen Center (also known as Bernardi Center), also on the park grounds, has an auditorium 

and multi-purpose room; its banquet capacity is 200 and its assembly capacity is 300. The 

senior center also has two community/meeting rooms; one can hold 50 people and one can hold 

30 people. The senior center has two kitchens, a play area, a shuffle board place, a stage, and 

two storage rooms. 

All of these features make Sherman Oaks a great city to rent multifamily rental 

properties such as duplexes, triplexes, fourplexes and larger commercial apartment buildings. 

This vibrant, growing community has great attractions, a healthy work industry, and many 

renters. The density of the city and the desire for people to live here, make it an ideal location
